Best Direct Booking Website Builders for Small Hosts

The best direct booking website builder for a small host is the one that matches how you actually work. If you want a simple page that turns past guests into direct bookings, a lightweight booking-page tool is enough. If you want a channel manager and automated messaging, you need a fuller property management system, and you'll pay more for it.
This guide compares the main options from the point of view of a host with one to five properties. We've kept it fair, including where our own product, OpenSty, is not the right fit.
Prices and features change often. This comparison reflects what we know as of October 2026. Always check each vendor's current pricing page before you decide.
What matters for a host with 1–5 properties
Most comparison articles are written for property managers with dozens of units. For a small host, these criteria matter most:
- Price per property. How the cost grows when you add a second or fifth property.
- Fees on direct bookings. Some tools charge a percentage on direct reservations, at least on lower tiers. Over a year that can matter more than the subscription.
- Setup time. Can you be live in an afternoon, or does it take a week of configuration?
- Calendar sync. At minimum, reliable iCal import and export with Airbnb, Booking.com and VRBO. Read how to avoid double bookings for why this matters.
- Online payments. Do guests pay by card on the site, or do you arrange payment yourself?
- Languages. If your guests come from several countries, a page in their language helps them book.
- Custom domain. Your own address versus a subdomain of the tool.
- Channel manager. Pushing rates and availability to platforms through official connections, not just calendar sync. Useful at scale, often overkill for one property.

OpenSty
OpenSty gives each property its own booking page at yourname.opensty.com. It includes a live availability calendar, iCal import from Airbnb, Booking.com and VRBO (imported every 15 minutes) plus iCal export, seasonal pricing rules, per-day prices, cleaning and pet fees, a damage deposit, weekly and monthly discounts, and minimum nights. Pages work in seven languages: English, Slovenian, Croatian, German, Italian, Spanish and French.
Guests send a booking request, and you confirm or decline every one. Card payments are optional per property: connect your own Stripe account, and the guest's card is authorised with the request, charged when you confirm and released if you decline. OpenSty takes no fee and never holds the money; Stripe charges its usual processing fees. Without that, you arrange payment directly with the guest.
- Pricing model: flat plans with no commission. Solo is €14/month for one property, Pro €29/month for up to five, and Agency €99/month for up to 50, with team members. Setup is free; you need a plan to publish.
- Strengths: live in an afternoon, very little to maintain, predictable cost.
- Limits: no channel manager: calendars sync by iCal, but rates and listings aren't pushed to platforms. No instant booking: every request waits for your confirmation. Card payments need your own Stripe account.
Lodgify
Lodgify combines a website builder, a booking engine with online payments and a channel manager. It's one of the best-known all-in-one tools for vacation rentals.
- Pricing model: a monthly subscription that scales with the number of properties. Reviews differ on whether lower tiers add a fee on direct bookings, so check the current pricing page.
- Strengths: full multi-page websites, templates, online payments, integrations.
- Consider: you may pay for features you don't use if you only need a booking page. See our Lodgify alternatives guide.
Smoobu
Smoobu is a channel manager with a booking website and booking engine, popular with European hosts.
- Pricing model: monthly plans that grow with the number of units; plan types differ in whether they charge a fee on bookings.
- Strengths: channel management, a unified calendar and inbox, online payments.
- Consider: the booking website is part of a bigger system. Great if you want the channel manager, more than you need if you don't.
Hospitable
Hospitable is known for guest-messaging automation and also offers direct booking sites.
- Pricing model: subscription based on the number of properties; check current plans.
- Strengths: automated messages, reviews and team workflows. Strongest for hosts already active on Airbnb.
- Consider: best value if messaging automation is your main need.
OwnerRez
OwnerRez is a very feature-rich property management system, popular with owner-operators who want deep control.
- Pricing model: subscription that grows with properties, with optional add-ons.
- Strengths: detailed pricing rules, quotes, payments, agreements and integrations.
- Consider: powerful but complex; expect a learning curve.
Hostaway
Hostaway is a property management system aimed at professional managers with larger portfolios.
- Pricing model: usually quoted per property and per contract; check with the vendor.
- Strengths: broad channel connections, automation and reporting for teams.
- Consider: usually more than a host with one or two properties needs.
DIY: WordPress plus a booking plugin
You can build your own site with WordPress and a booking or calendar plugin.
- Pricing model: hosting, a theme and plugin licences. It looks cheap but adds up with paid plugins.
- Strengths: full design freedom, your own domain, strong SEO potential if you publish content.
- Consider: you're responsible for updates, security, backups and making calendar sync reliable. Budget your time, not just money.

How to choose in practice
- Write down what you actually need. Most small hosts need photos, prices, a calendar, a request form and calendar sync.
- Work out your commission today. The commission calculator shows what moving bookings to direct is worth. That's your budget ceiling.
- Compare total yearly cost. Add the subscription, any booking fees and payment processing.
- Try before you commit. Set up one property and check how it looks on your phone.
- Check your exit. Make sure you can export calendars and reuse your photos and texts if you switch later.
Common questions
Do I need a channel manager for direct bookings?
Not with one or two properties. iCal calendar sync is enough to block dates booked elsewhere. A channel manager becomes useful when you manage rates across many listings and platforms.
Are booking fees on direct reservations a big deal?
They can be. A few percent on every direct booking is small per stay but adds up over a year. Compare the total yearly cost, not just the monthly price.
Can I take card payments without a built-in payment system?
Yes. Many hosts use bank transfer or a payment link from their bank or a payment provider. It works well, especially for deposits.
Can I switch tools later?
Usually, yes. Export your calendars by iCal, keep copies of your photos and texts, and run both tools side by side for a few weeks before switching your links.
