Direct Booking Mistakes That Cost Hosts Guests

You set up a booking page, shared the link, and nothing happened. That's common, and it's rarely because guests don't want to book direct. Usually something on the page or in the process makes booking direct feel harder or riskier than clicking "Reserve" on a platform.

Below are the direct booking mistakes we see most often, why each one costs you guests, and how to fix it. Go through them with your own page open. Most fixes take less than an hour.

Mistakes on your booking page

1. A weak first photo or a hidden price

Guests decide in seconds whether to keep scrolling. If the first thing they see is a dark bedroom or a blurry exterior, many leave. If they can't find the price, they assume it's expensive or that you're hiding something.

Fix: lead with your single best photo, usually the view, the terrace or the main living space in daylight. Show a clear "from €X/night" near the top, and say what's included (cleaning, linen, parking).

2. No live availability calendar

"Send us your dates and we'll check" adds a round trip before the guest even knows if your place is free. Many won't bother and will go back to a platform where they can see availability instantly.

Fix: show a calendar with booked dates blocked, and keep it in sync with every platform you use. Our guide to avoiding double bookings explains how calendar sync works.

3. No reviews or trust signals

On a platform, reviews and a payment guarantee do the trust-building for you. On your own page, a guest only has what you show them.

Fix: quote a few genuine reviews from past guests, with first name and month of stay. Add your name and photo as the host, and link to your Google reviews if you have them. Never invent reviews; guests can usually tell, and it can break consumer protection rules.

4. Only one language

If most of your guests come from Germany, Italy or Austria and your page is only in English, you're asking them to book a holiday in a foreign language without a platform to fall back on.

Fix: offer your description and booking form in the languages your guests actually speak. Even a short translated description helps.

5. Ignoring mobile

Many guests find you on their phone, often from a link in a message or on social media. Tiny text, photos that don't fit and forms that are hard to fill in lose bookings.

Fix: open your page on your own phone and try to request a stay from start to finish. If anything is awkward, fix it before anything else.

A link that's 80 characters long, breaks when pasted into WhatsApp, or leads to a generic homepage won't get shared.

Fix: use a short, readable link that goes straight to the property, and test it in the places you share it: messages, email, Instagram bio and printed QR cards.

Mistakes in the booking process

7. Slow replies to requests

When a guest sends a booking request, they're often comparing you with other places. If you reply the next day, they may already have booked elsewhere.

Fix: turn on email or phone notifications for new requests and aim to reply within a few hours. If you can't confirm straight away, send a short holding message so the guest knows you've seen it.

8. Asking for too much information

A request form that asks for passport numbers, home address and arrival flight before you've even confirmed availability puts guests off.

Fix: ask only for what you need to answer the request: dates, number of guests, name, email and an optional message. Collect check-in details later, once the booking is confirmed.

9. Unclear payment and cancellation terms

Paying a stranger directly is the biggest worry for a direct guest. If they don't know when to pay, how to pay, or what happens if they cancel, many won't risk it.

Fix: state your deposit, balance due date, accepted payment methods and cancellation policy on the page and in your confirmation email. Our guide to taking payments for direct bookings includes a sample confirmation message.

Mistakes after the stay

10. Not following up with past guests

Past guests are your most likely direct bookers, and most hosts never contact them again. Every season they rebook through a platform, you pay the commission again.

Fix: leave a card with your booking link and a returning-guest offer in the property, and send a short note before the next season to guests who gave you their contact details. See how to turn platform guests into repeat direct guests.

11. Breaking platform rules on contact details

Airbnb and Booking.com restrict how you use guest contact details and messaging, especially for encouraging off-platform bookings. Breaking those rules can get your listing suspended, which costs far more than the commission you were trying to save.

Fix: don't send your booking link through platform messages or use platform-provided contact details for marketing. Focus on channels that are clearly yours: a card in the property, your own website or Google profile, and guests who contact you directly. Check each platform's current terms, since they change.

Quick self-score checklist

Give yourself one point for each "yes". Seven or more means your page is in good shape; fewer than five means the fixes above will likely bring more direct bookings than more marketing would.

  • My first photo is my best photo, taken in daylight
  • The price and what it includes are visible without scrolling far
  • Guests can see live availability
  • My calendar syncs with every platform I use
  • The page shows genuine reviews and who I am
  • The page is available in my guests' main languages
  • Requesting a stay works smoothly on a phone
  • My link is short and works when shared in messages
  • I reply to requests within a few hours
  • My payment and cancellation terms are written down
  • I have a way to invite past guests back that follows platform rules

If you want a page that covers most of this out of the box, OpenSty gives each property its own booking page at yourname.opensty.com, with a live calendar, iCal sync and a request form in seven languages. For the bigger picture, start with how to get direct bookings.

Common questions

Why am I getting visits but no booking requests?

Usually it's trust or friction: no visible price, no calendar, unclear payment terms, or a form that asks for too much. Work through the checklist above, starting with the price and calendar.

Should my direct price be lower than on Airbnb?

It helps. A small difference, or an extra such as late checkout, gives guests a reason to book direct. Check your platform agreements for rate-parity terms first.

How fast do I need to reply to a booking request?

As fast as you reasonably can. Within a few hours is a good target. A quick holding reply is better than silence while you check details.

Can I message Airbnb guests about booking direct next time?

Not through Airbnb's messaging or using details Airbnb provides for the stay. Use your own channels instead, like a card in the property or guests who contact you directly.
